crunching the numbers

the 1% down scenario (6.8%) is my payments are at 1313 a month (360 payments)

assume i dont do the 1% down and take the 7.188 rate

i put 30K down that takes my payments to 1214 a month (360 payments).

that isnt a huge difference in terms of cash out per month. my plan is to pay at least 6K a year towards the principle. doing that puts me on track to pay off in 2039 about 1/3 earlier

Just consider you could alternatively — unless you’re above the income threshold — max out a Roth IRA at $6500 a year, and hope to see the average 7-10% return over that time line.

This would especially make sense early in the amortization, when your interest payments are huge and therefore a nice tax deduction.

I've spent the past 22 days or so, about 12-14 hours a day, running a property tax appeal program for homeowners to potentially appeal their property valuations.

People were very happy to buy expensive homes for cheap and rent them out, and now they are fucking mad that property values went up 70% and think the county is out to fuck them.

Sigh.

They are very very dumb. 50% of the time I am also acting as their therapist. Im just trying to see if the county gave them a fair shake or not, and i give so much goddamn data but 1) they dont care to read 2) they dont care to learn and 3) well they bought it 2 years ago for $x,xxx,xxx so thats what its worth now!

so i made an offer. at the time no other offers had been been made. they were asking 149900 and i rounded up and added some to 152k. i like the place. its very comfy and homey. not too big to feel lost but just enough to feel like a home.

set tomorrow for the deadline
