we have a leak under the bathroom sink in our upstairs living area (bonus room). I had a plumber come out a little over a week ago. They told me that since we've got a delta faucet to call delta and they'll send me a new one because they've got a lifetime warranty. i called delta, and they offered to send me a cartridge first to see if that resolves the issue. so, plumber came back out a few days ago after i'd received the part. he replaced it and there's still a leak. you can't see where it's originating from, but water is definitely running down the outside of the water lines.

i called delta back and requested a whole new faucet, which should be here tomorrow. gonna have to wait until next Friday before the plumber can get out here to replace it.

i hate plumbing issues so much, but i'm glad i didn't have to fork over a couple hundred bucks for a new faucet...just the labor and service call.

Installing a gutter and downspout/rain barrel off of our screened in porch. Thought it would be relatively cheap as the gutter pieces themselves totaled $25. But all the connections, screws and other supplies added another $100. That’s how they get ya

Going to fix up the doors on our shed with the FIL tomorrow. Replacing rotted wood, some leveling and sanding. Should be a blast.

I have a new respect for people who hang gutters. I only had one straight piece of about 23 feet to hang and it was difficult to get the proper slope for flow, even with a chalk line. Gutter is fucking flimsy to work with. Do not recommend. This is one thing i won’t do again and just pay someone to do

The door frame on our shed has been rotting away for awhile, causing the doors to sag/skew enough that they’d become very difficult to open. My father in law and I took down the doors and replaced the rotted framing last week, which ended up taking all day because rehanging doors sucks. Couldn’t have done it alone - for one because each door weighs a ton - so very grateful for the assistance. I guess I could’ve flown lenny up, but the in laws were already here.

My neighbor who I share a wall with went ahead with a bunch of expensive repairs on her unit’s window well and drain tile. Assumed it was a common element that would be covered by the association, and didn’t follow our process of getting three quotes, etc. All because she’s OCD and impatient about this stuff. Anyway, spoke to our lawyer to help decipher our goofy bylaws, and denied her reimbursement. Going to be awesome running into this person as I go to and from my unit.

She violated association rules by not getting estimates and possibly getting a lower cost. Then, she went ahead with repairs and simply handed Spike a bill and said, you owe me for half this.

Totally understand Spike’s position.

Also, why would you be partially responsible for HER unit’s window well? Does that have something to do with the wall?

I think she was thinking in terms of outer wall, yeah. A common element. When we’ve had leaks related to aging tuckpointing, the general rule has been association expense until you reach the inner drywall, as that’s fairly clear in our bylaws. However, structures that serve one unit exclusively, like a window well, are considered “limited” common elements and repairs fall to the owner of the unit.

She was asking for the association to pay for all of it too. If she’d just slowed down a bit and followed the process, she would have known and could have found a cheaper solution. I engaged our lawyer because she mentioned having hers look over things, but it wasnt a convincing argument, so I think she’d already been advised that she screwed herself somewhat. If that is the case, not very cool to try and push the board the other way knowing it wasn’t the association’s responsibility.

i had a townhouse with a shared wall with one other unit in a former life

two townhouses on the property, but was one structure, shared middle wall, shared driveway, shared yard

bylaws were written in the 60s

walls in vs. walls-out insurance policies

dude in the other unit was a lunatic

most litigious person on the planet

insanely cheap

all sorts of drama

fucking nightmare

yeah it can be a nightmare. disheartening how many unreasonable people exist.

there are 12 units in our building, and most everyone is pretty reasonable. one lady is an alcoholic hoarder who refuses to maintain her property, so we've been asked to explore legal action there, and another has a tree that's pushing our front brick wall over, yet refuses to acknowledge she has any financial responsibility, so more legal action on that.
