Whenever there's active promotion on the part of somebody else, whenever I see somebody all dolled up for a fancy photograph and someone's handing out flyers or whenever there's active promotion for something like that, as an imposition on my day, I hate all those people and I want them to fail. I have a visceral reaction to advertising and promotion. There's just something about salesmanship that grates on me on a very base level and I react very negatively towards it. I want those people to suffer and I want their enterprises to fail.

Why spike

Just circumstances. Two years or so ago, our president at the time asked me to join the board because he was doing everything and was looking for an owner who he felt could help. I said sure, I’ll do my time. Then that president moved out earlier this year, and we’ve been operating without one since. In that time, I kind of became the default go to guy on the board, and thus became aware of all the goings on. So we could’ve tried to get someone to be president, but they’d be asking me everything anyway, so I figured cut out the middle man. I have vowed to be big on delegation - which the last president was not and why he became overwhelmed - so not all the dirty work will fall on me. Our VP is in charge of drafting and delivering letters to two problem owners next week, for example.

Just gotta get through a bunch of tuckpointing work and a new fire escape build and it should be smooth sailing for awhile. I already guided the new roof work to completion last year.

I sent out communication about a hefty special assessment this week, and haven’t received any blow back yet, but I’m sure there will be some. Honestly, the biggest PITA is my OCD neighbor, who means well and cares about the building maybe too much, but she is persistent af about stupid shit like a few vines growing on the front wall. My focus is getting everyone to pony up $5-10k stat and then coordinate a bunch of crews to make it so our building doesn’t leak next spring.

I'm re-roofing my parents' shed next week and would be happy for any tips or insights from any experts here. It's a small enough project, I measured each half of the roof at about 21ft x 7 ft.

I'm going to need to rip up the decaying asphalt shingles that are up there now and a couple pieces of the plywood decking that got wet and are rotting a bit. Replace those couple pieces of plywood, and check the rafters to see if those are still OK. Then lay down the felt underlayment, then put down the new shingles. And replace the metal strips on the rakes and eaves as I go along.

So far I've cut away the leaves and branches that had grown up onto and around the roof (hence the poor condition), and I'm trying to put together a shopping list on the Home Depot website.

Any tips or preferred tools would be welcome. I am a dummy at this sort of thing
