There is an eagle in me and a mockingbird . . . and the eagle flies among the Rocky Mountains of my dreams and fights among the Sierra crags of what I want . . . and the mockingbird warbles in the early forenoon before the dew is gone, warbles in the underbrush of my Chattanoogas of hope, gushes over the blue Ozark foothills of my wishes—And I got the eagle and the mockingbird from the wilderness.

O, I got a zoo, I got a menagerie, inside my ribs, under my bony head, under my red-valve heart—and I got something else: it is a man-child heart, a woman-child heart: it is a father and mother and lover: it came from God-Knows-Where: it is going to God-Knows-Where—For I am the keeper of the zoo: I say yes and no: I sing and kill and work: I am a pal of the world: I came from the wilderness.

It depends, but if you can get a monthly mortgage for around the same price as a rental, it’s better to go get that equity.

Especially if you plan on living in the area at least moderately long-term. And have a steady, dependable factory or non-factory job.

But what about the responsibility for everything that goes wrong or breaks or wears and tears? And "losing" like $40k in cash in one fell swoop when you put down that down payment? Is it worth it?

Play around with some mortgage/home buying calculators and different scenarios, then compare to how much you spend on rent. Sure, there is some level of risk with buying but the pros outweigh it as long as buying is a realistic possibility for the person. Interest rates are kinda high right now, but if they drop you can always refinance.

That's generally speaking. There are of course location related dynamics, but it's not like half of America is big cities with super high cost of living.

if owning, you absolutely need an emergency fund of at least a few grand in case a furnace or something goes
