Welp, we lost out at the house auction. We were the underbidder, so at least didn’t feel out of our depth. Plenty there, they must have thought it’d go for much less as they didn’t bid at all. Disappointing, but we stuck to our guns so at least feel confident going forward.

And what were the results of the other auctions ?
it's literally all interested parties (and plenty of spectators with nothing better to do) gathering on the front lawn of the property being sold and live bidding in an auction, led by the selling agent acting as auctioneer. it's wild, man.

there were a bunch scheduled yesterday, on a glut of properties that came on the market after christmas, so it's giving a better idea of the true market right now. the government just announced a rate cut last week too, further emboldening buyers (perhaps falsely, only a .25% cut on 6%) on how much they're willing to spend.

potentially, but hopefully not too many more! because of the losing and rejection, and also because you need to get an inspection done before auction (which costs $500), since if you win, you put down 10% of the purchase price then and there and are locked in.

we have our eye on a place that "passed in," which means it didn't meet the seller's reserve price at auction. in fact, no one bid. in that case, i don't think it'll go to auction again right away. instead, the agent would entertain offers kinda like it works in the US.

it's obviously overpriced, so we'd lowball and see what happens. if we offer at all... i think it's too small but the wife likes it a lot. hoping a bunch of new places drop this week that catch our interest more.
