Reminds me of when I was house-hunting a while ago and nearly lost a place I loved because the listing was pulled right before I made an offer. It’s tough out there! Speaking of dream homes, I recently stumbled upon XX. It’s in such a serene setting, nestled in nature. Makes me think about what it would be like to live in a peaceful place like that, far from the usual rush.

Home Insurance tip:
A lot of people add scheduled personal property to their policy (e.g. Jewelry) to provide coverage in the event of loss
but
if you ever file a claim for that lost jewelry - the premium on your annual insurance policy could 2-3x ... so weigh carefully the cost of out of pocket replacement v. potential annual cost increases
also
if you have two losses within a 3-5 year period, most conventional home insurers will drop you. you'll have to find a secondary / custom insurer (surplus lines), which if they will take you, can cost another 2x-5x more
so even more reason not to file the claim
filing loss events for personal property on a home insurance claim is almost up there with having a bankruptcy on your record
so be very careful if you do it

The agent who applied for our rental got it, though it’s too late to cancel today’s open house, so I still have to hide our valuables and make myself scarce. Kinda stupid.
She’s looking to move in like April 12, which may be a little too soon for us to get all our ducks in a row. But perhaps the following week will be the target. Sounds like it’ll all be workable and we’ll be in the new place sometime mid month. Let the packing begin, ugh.

finally got word my foreign stamp duty exemption came through, so we can move forward with settlement on the new house.
now to finish packing and getting a mover scheduled.

jfc, setting up services for a new build with a new address (old property was spilt into two new) is a pita.
anyway, settlement is tomorrow afternoon, then we get the keys. i’ll move some stuff over tomorrow evening, then more on thursday after i drop off the kid at her grands for a few days. moving day is friday.

But turns out that was a waste of time, as the bank handling our mortgage won’t allow someone without permanent residency to be named on the loan, which means I can’t be on the title either, so it’ll be under my Aussie wife’s name only for now. Would’ve been nice if they’d have let us know that three months ago when we went through the preapproval process. Honestly, this whole thing has been clunky and slow af compared to how it flows in the US. Just another one of the many exhausting learning curves of a new land.
