I believe the odds are so low because they have barely played in the US since 2016 (7 total shows) and the limited number of shows in certain regions.

People who live nearby? They band hasn't played in St. Louis since 2014. They haven't played Nashville proper in a large arena since 2003.

Manchester is 65 miles away from Nashville. It definitely does not count.
With Pearl Jam in the 2010s anywhere within 2-3 hours should count.

but maybe this is what happens when you start selling the tickets before the (6-year later) album is released

It's a really big arena and it looks like the Ten Club has 3/4 of it right now. But yeah, there will be demand.
