One of the main things is lender pressure. Before Dodd Frank and certainly during the 2005 boom there was undue pressure from lenders for appraisers to hit a number. Appraisers were threatened to be blacklisted, lose work, etc. if they didnt hit the numbers the lender needed/wanted. Since Dodd frank and other regulatory changes, appraisal management companies came to the forefront to intercept the lender/appraiser relationship. They are the go-between. That has caused an entirely new set of hassles and headaches in the appraisal process and issues with moving things along but it has nixed a lot of those issues which did absolutel yimpact inflated values and the housing crisis.

I remember a few stories back in the day as well that many lenders were not saving the deeds in many transactions so as far as paper work technicality is concerned - they didnt know actually who owned the property.

Back in Minneapolis there were countless stories of appraiser fraud before this all happened, turns out a few years later it was also on the other end of the process with the lenders/brokers etc.

Inflated values.

Education requirements also increased for appraisers. It was much easier to become an appraiser up through the early oughts. Didnt need a degree, only had to have X amount of hours before being able to take on appraisal assignments. Now a degree is required, more trainee hours a certain type of license to appraise homes over a certain value, etc...

And a bunch of other bullshit in the appraisal process now that i wont bore you with.

Do i think these issues were the main reason for the housing crash? No. Do i think it assisted in it and created conditions for it to fail? absolutely.

Will this happen again? Maybe. We'll see. Prices are already getting out of control, the rental market is abysmal, and apparently the unemployment rate is 42% and interest rates are starting to increase.

We'll see what happens.

If people can't find a place to live the work force gets impacted, yes. Im not saying its all bad.
