Inflated values.

Education requirements also increased for appraisers. It was much easier to become an appraiser up through the early oughts. Didnt need a degree, only had to have X amount of hours before being able to take on appraisal assignments. Now a degree is required, more trainee hours a certain type of license to appraise homes over a certain value, etc...

And a bunch of other bullshit in the appraisal process now that i wont bore you with.

Do i think these issues were the main reason for the housing crash? No. Do i think it assisted in it and created conditions for it to fail? absolutely.

Will this happen again? Maybe. We'll see. Prices are already getting out of control, the rental market is abysmal, and apparently the unemployment rate is 42% and interest rates are starting to increase.

We'll see what happens.
Thanks for replying. Obviously you have a lot more knowledge of the appraisal world than I do, so it's good to hear from somebody who does this day after day that a piece of legislation did some good.

I guess part of me is skeptical that some of those changes were the result of the legislation itself. Didn't a lot of those practices stop much earlier as the financial crisis began to dawn and those risky/aggressive practices stopped being financially viable even in the short term? Dodd-Frank wasn't signed until 2010, and to my knowledge, most of those practices had already been sidelined long before the legislation.

Again, I'm not arguing for or against a repeal of Dodd-Frank. It depends what exactly the Republicans plan to do in its place. I just think that fears that its repeal will lead us inexorably back to another financial collapse are vastly overstated.

There will be future crises, to be sure, and a few years after they pass we'll get new legislation that prevents the previous crisis from happening.

Trump will win a few but I think history will look back at the Trump presidency as a great victory for our system of government. If anything it will only increase this system of governments standing in the world. The checks and balances, the protests and the like lined up against a president with authoritarian inclinations who is rendered mostly powerless to do anything about it is an inspiration....or he'll blow up the world.

All we can hope for is for the Judicial branch to exercise its power to neutralize the Executive branch. The rate in which he's cranking out EOs means a lot of work has to be put into it all at once. Hopefully fatigue won't set in.
