It’s less than 3 years old. Weird spot, hard to explain, but pretty sure roof leak. Add it to the list for my contractor who was supposed to come back and do all the warranty work / one year checkup in May 2019. Fortunately they didn’t go out of business (yet).

Well everything was supposed to be taken care of at the one year mark ... beyond that I’m not really sure. They have delayed it though over and over, which in a way is OK because I keep adding things to the list for them to take care of.

Right around 2500 sqft which I wouldn’t describe as “large” and I feel good about what we paid.

Plenty of room for the family and a toaster oven.

Turns out this leak situation MIGHT be from settling, where tiles have separated a little in the master bathroom shower. Which would be worse, I think. Easy enough to fill the gap (see you in the quotes out of context thread!) but that would mean internal moisture (see you there again!) and you know, that’s not cool.
