We're gonna have to replace our hot water heater soon. It's 15 years old and on its last leg. When we got our inspection when buying the place, the inspector said we should replace it immediately, and that was 3 years ago. Just having two of us helps I guess. I was curious about getting a tankless, but the cost of conversion and installation is ridiculous, and with only two of us in the house, there's no way that cost would ever be recouped.

That's how much he put up in escrow when he signed the purchase agreement on his new house. The balance of the purchase price was put in a suitcase and slid across the table at closing.
