Who has been to Belize? Thinking of doing a trip early next year, probably mostly on one of those little island resorts with a day or two inland.

me and my coworker both agree that there has to be something wrong with the structure of this place. maybe its on an abandoned cave, a toxic waste dump, painted with asbestos and lead

waiting for the disclosures to come back to see what exactly is wrong with it

on the disclosure it is sold AS IS (yes in all caps) and buyer assumes all liability. the septic tank is actually under the deck

its a contractors dream or a young persons dream. maybe a young contractors dream

thanks doug. if i was 10-15 years younger id give it a shot but that is going to be too much work for my old ass

there are two other properties i am going to look at tomorrow so lets cross our fingers

I have a cousin that had his septic underneath the porch. It was NOT a good idea. Something happened and it had to be dug up and they basically destroyed the porch trying to switch it out.

i got my pre-approval from Rocket and just barely qualified for their new program where you only have to put down 1% and they put down the rest of the downpayment through the loan. the downside is as most know the rates are kinda high right now and I am looking at 6.7-6.8 but it kinda off-sets the no putting a lot of money down. including closing costs i have around 45K to play with so this helps out a lot.

also got confirmation will be looking at two places tomorrow.

one is a townhome with a hoa for 150k and the other just popped up in my neighborhood for a whopping 88k. i figure the second one cant hurt to look at

plus once i find a place im pretty sure im getting a pooch

Peeps I don’t think not putting money down offsets the high rates - it means you’re paying more in interest on a larger loan, right?

Well presumably he could invest some of what would be a down payment into a CD or some such and at least close the gap in the interest. Then the interest deduction from his taxes might take care of the rest.

It’s not written in stone that I’ll do this but I can also put down between 5-12% which to me seems more realistic. I’d like to keep about 10k aside and use that as a general fund for any house work that may need done (townhome not much if anything needs done, house in my neighbor hood yes it needs some work but nothing back breaking)
