You rang?
how accurate are those Zillow "zestimates" online?
Honestly I never really look to compare.
I'm guessing they're wrong more than not...They have my new place already worth 200k more than I paid for it 2 months ago
Does that thing look at closed properties in the area or just listing prices? I dont trust listing prices because brokers/home owners are idiots.
I have no idea what criteria they use

Just make sure there isn't any glaring maitnenance that needs to be done. Something that might impact the livability.
I always roll my eyes when people doll up the interior and light candles and try to sell it. It doesnt matter if theres fucking clothes on the floor or not.
Thanks.

If i saw a bunch of peeling paint, cracked stone and warped deck, id knock off a yea or two on the "effective age" , which would knock the value down a few grand depending on costs etc...
If your home is completely original and 20 years old but needed to immediate work we would call that an "average to good" condition rating

yeah no big maintenance issues, everything works. I've updated a lot of fixtures, etc. but still has old countertops and cabinets. That and I need to edge the driveway after I mow today, but don't feel like it. Will a poorly edged driveway knock a few grand off the value?

You guys can trust me when I say: Don't trust Zestimates.
Trust me.
Now answer the question: Is Trex-deck good or has anyone had problems with it?

Never used them or walked on them before, but from what I've read they start warping pretty badly after a few years and start softening/decomposing. Considering our climate and all the rain, not sure how well they'd hold up

My wife and I were sitting in the living room Saturday night when we heard a violent crash/commotion coming from upstairs. I went to investigate, checked every room, found nothing. Then, I peeked into our closet (corrected - 90% her closet), and notice that two shelves about 12' long across the whole back wall had ripped off the drywall and completely collapsed. Shit was everywhere. Drywall chunks and dust. Glass broken (was on the top shelf). I fixed the shelves in about 3 hours yesterday, whereas my wife took about 4 hours to get around 20% of the way through sifting through the excessive amount of clothing and generally hoarded closet items, deciding what to keep and what to throw out.
Fucking women and their clothes/shoes/bags/closets... Jesus.

my wife's clothing occupies the entirety of our bedroom's closet, as well as two dressers in our bedroom. all of my clothing is in the second bedroom closet.

I created a one in/one out policy in our home with purchased clothing/shoes. If you buy something you have to donate/throw away an article of clothing. My wife is not a fan.

We have two walk-in closets in our master bedroom, and one quarter of mine is my wife's stuff, along with her whole closet.
