House next door to us had 3 showings before it went on market. The second family that looked at it were the buyers. They had already put in an offer before it opened but it still went on market. For a week.

How much longer until you’re empty nesters? You can sell, downsize, and buy your vacation home.

I looked into this… I guess one theory is the sellers can use the showings to find serious buyers and possibly reveal true market value of the home. But unless one of the buyers in this phase offers the moon, why wouldn’t you go to market and attempt to get a best and final? Maybe that’s what normally happens, I dunno.

What’s your strategy, Doug?

no strategy...the first couple loved it and are interested but to my unknowing the neighbors next door sold and its becoming a tear down and most likely turned into a modern duplex because of the lot..they're worried about construction noise...he has a couple more showings this weekend

Ugh, bad timing. Would you consider not going to market now?

jackoman wrote:Doug’s repeated trips and Bammer’s constant market updates sound all too familiar. It really highlights how dynamic and often frustrating the real estate market can be, whether you’re buying or selling.

I’ve seen similar scenarios where a perfect house slips through a buyer’s fingers after multiple trips or discussions, just like Doug’s experience. And market peculiarities in places like Seattle can indeed seem like a broken record but are so crucial for making informed decisions.
