The Landlord Thread

I think this topic is distinct enough from the Real Estate thread to justify a separate thread.

I’m moving out of my house next month and plan to rent it out. I’ll be moving out of state, so I have a property management company lined up. Been working feverishly to get the house in tip-top shape.

Anyone have experience with this? Anything I should know?

When a tenant stops paying rent for X months and the eviction court won’t get you on their calendar for like a year, would you guys consider that to be a theft/burglary situation - akin to say a pot shop smash ‘n grab?

That’s theft, no? Tenant (squatter) should be jailed, no?

we had a realtor friend find our renter..ended up being a friend of theirs so its been great..he pays 6 months up front and just signed another lease for a year..my wife stopped by to get him to sign the new lease since she's in LA this week..its the first time either of us have set foot in there for a year..place looked great..we'll give him another year or so until we sell the place and get the hell out of LA and laugh all the way to the bank..good luck
